My second business adventure has been with a real estate company, started by none other than my family.  For people who don't know, there isn't much that we don't do together.  Business is just another way we have found to spend time together and support each other.  My family is a team, everyone brings something different to the table and has their own set of special skills.  That's why we enjoy working together.

How we got started...

Hog Home LLC, is a real estate investment company that a few of my family members and I started in March 2017.  Real estate is something that has really peeked my interest in the past year.  It's extremely risky, but can be very rewarding as everyone knows.  We aren't experts, but with the extensive amount of research we have done, we've managed to make smart investments thus far. 

We started with one rental home in Fayetteville, Arkansas.  This past summer, our team of 6 family members decided to amp it up a notch.  As a team, we invested in 4 foreclosed condos around Virginia Beach.  Site unseen.  Another, good to know, characteristic of my family is that, we have too much pride to look for help.  That means 100% of the work was going to be managed by us.  

Walking into the condos was exhilarating to say the least, we had no idea what to expect.  Would we walk into a disaster?  Did we take on more than we could handle? Would there be a whole ecosystem of insects and fungus?  Would we have to replace everything? Luckily for us, none of them were in terrible shape, meaning no big expenses.  Cleaning, on the other hand, was quite the task and as the youngest, of- course I get the dirty work.  Cleaning the condos and painting the necessary walls were my main duties, amongst a few other smaller tasks.  Thankfully, I have a few tough friends who offered their help.  Then, we just needed to take care of the basic upgrades; flooring, countertops, a few appliances, and minor fixes.  A few weeks later, we were staging and putting them back on the market for a profit.  The work was well worth it, and I'm definitely up for doing more flips.  

Normally, we would have kept the condos for 3 years and used them as rentals. Instead, we needed the money for another project.  During the flipping process, we decided to purchase 2 more rental homes in Fayetteville, Arkansas.  We saw an opportunity for newly built student housing and jumped on it.  Personally, I like managing rental properties more than flipping.  Flipping is fun and exciting but also, extremely stressful and time consuming.

For this project, my duties are similar to that of a property manager, plus some.  Once again, we are doing everything ourselves.  Everyone has a specific set of tasks and obligations.  My duties alone involve; putting together furniture, creating and maintaining listings, finding tenants, managing maintenance and records, determining and collecting monthly dues, etc.  

We originally planned on getting more rental properties in Arkansas, but the tennis center that we are building has all of our attention now.  See MATRIX .
